No — Bunji Finance does not charge clients a broker fee. We're paid a commission by the lender once your loan settles.

How much deposit do I actually need?

It depends on the lender and whether you use LMI or a government guarantee scheme. Some buyers can get started with a smaller deposit than they expect — we'll map out your specific options.

Can I get a loan if I'm self-employed?

Yes. Lenders assess self-employed income differently to PAYG income, and we match you to lenders whose policy fits your business structure and how long you've been trading.

What is LMI and can I avoid it?

Lenders Mortgage Insurance protects the lender when your deposit is below 20% of the property value. Depending on your circumstances, you may be able to reduce or avoid it — we'll explain what applies to you.

What documents do I need to apply?

Typically identification, proof of income (payslips or tax returns), bank statements and details of any existing debts. We'll give you a checklist tailored to your situation before you apply.

What's the difference between pre-approval and formal approval?

Pre-approval is an indication of what you can likely borrow, based on your circumstances. Formal approval happens once the lender has assessed the specific property and finalised your application.
